Often times on a home inspection I find a major item. For some home inspectors, this is a stressful moment. They worry what the agent will think, what the buyer and/or seller will think, and if it will “hurt the deal”. This type of thinking has always baffled me. For me, I find that these moments are what I became a home inspector for. I am not worried about what anyone thinks about an issue, I am more worried about making sure the issue is found and that you as my client are aware of things. Finding these issues before a transaction is final is critical to protecting you, your family, and your investment.
“Everything is fixable” is what many people say, and there is a lot of truth to that. But who is fixing it? You, the new buyer because the issue wasn’t found or was downplayed on the home inspection? Or will it be fixed by the seller (or at least payed for in part or in whole by them). Home inspectors are often called “deal killers”. We don’t kill the deal, we just bring to light potential issues, how everyone reacts to those issues determines whether or not the deal is “killed”.
